1) Rental Property
Many people purchase a property with the sole or part purpose of rental. Renting helps pay the annual running costs and of course the mortgage. Due to the demand for rental on the coast, mainly because of the lack of hotels, people are able to pay for their home on the Costa del Sol through rental income. On the other hand you can rent out your property for only a short period as to cover the annual running costs. The decision is entirely yours.
2) Short Term Rental
There are two types of short-term rental on the Costa del Sol . Short-term rental basically means lets of one – two weeks at a time, usually for holidaymakers whether it be for sun or golf. The golf season runs from October to May, then from June to September is the main summer holiday period.
The demand for Easter and half term breaks is high and therefore properties can sometimes be booked as much as 6 months in advance.
3) Long Term Rental
Demand for long-term rentals constantly exceeds supply; these properties are rented out usually at a year at a time. Long-term rental represents a good solid income payable each month.
If you have purchased a property solely for rental it is ideal for repaying mortgages and you also incur lower maintenance and management costs.
4) Rental Agencies
You as an owner may be concerned about the quality and reliability of your future tenants. There are many agencies on the coast but we will direct you towards a small selection of good and reliable agents. A good rental agent will take care of everything and advise you with regards to insurance. This leaves you with piece of mind that all with your property is well and you can reap the rewards.
Rental agencies offer slightly different services and charges, it is worth looking at a couple and working out which is best for you. With regards to charges they take a percentage, if you work on about 15% that should give you a good guide for short-term rentals. For long-term rentals about 1 month’s fee is the norm.
